Part O assessments – what is it all about?

Building regulations continue to evolve, and Part O is one of the newer additions that many clients and designers are still getting to grips with. At Blackrock Architecture Ltd, we see Part O not as a hurdle, but as an opportunity to deliver better, more considered buildings.

What is Part O?

Part O of the Building Regulations focuses on overheating in new residential buildings. Its aim is simple – to reduce the risk of homes becoming uncomfortably hot during warmer periods, both now and in the future as the climate changes.

The regulations apply to most new dwellings and some residential conversions. They require designers to consider factors such as:

  • Solar gain through glazing
  • Orientation and layout
  • Ventilation strategy
  • Shading and window sizing

Rather than relying on air conditioning, Part O promotes passive design measures that improve comfort while keeping energy use low.

Why Part O matters

Overheating is no longer a rare issue. Poorly designed homes can quickly become uncomfortable and unhealthy, particularly for vulnerable occupants. Part O encourages better early design decisions, helping to create homes that are comfortable, efficient and fit for long term use.

When addressed properly at design stage, Part O can often be satisfied without costly or complex solutions later on.

How we support our clients

We prepare Part O assessments in house for our existing clients. This allows us to integrate the requirements seamlessly into the design process, rather than treating them as an afterthought.

By handling assessments internally, we gain a deeper understanding of the specific challenges each project presents. This leads to clearer advice, smoother approvals and better overall outcomes for our clients.

Supporting other architects

We also work with other architects who may be less familiar with Part O or unsure how the regulations apply to their projects. We provide clear guidance, assessments and practical advice to help them move forward with confidence.

This collaborative approach benefits everyone involved and helps raise the standard of design across the board.

Why this sets us apart

Taking Part O seriously strengthens our technical knowledge and improves the quality of our work. It gives us a greater understanding of regulatory requirements and the real world issues they are trying to address.

By continually developing our skills and bringing services in house, we ensure we remain proactive, informed and forward thinking. It is one of the ways Blackrock Architecture Ltd continues to stand out while delivering real value to our clients.
