Occupancy level: The properties range from 3 – 5 bedroom dwellings.
Planning Granted: Obtaining planning permission was challenging and had to be approached very carefully, in total planning was obtained across multiple planning applications spanning over around 5 years.
Procurement Method: Fully managed by client supplemented by appointing individual subcontractors and purchasing high value materials direct from suppliers.
Construction Technique: Combination of mass concrete trench fill foundations and piled foundations all with suspended beam & block ground floor structure, traditional cavity external walls finished in dark stained cladding & facing brickwork. Oak posts were also used to support entrance areas which is a nice touch.
Blackrock Architecture Appointment: Full working drawings, address planning conditions, assembly details, conveyancing plan, full materials and workmanship specification. Ad-hoc support during construction phase. We also provided numerous assistance in the planning process itself along with working directly for the eventual homeowners to further extend the properties, add garages and outbuildings.
