This project reimagined an unused loft as a self-contained, open plan studio annexe. The client wanted a space that could adapt over time – supporting family life now, while offering clear opportunities for future income and increased property value.
Brief and objectives: The key ambition was flexibility. The annexe needed to function as:
- Independent space for children as they grow older and seek privacy.
- Comfortable guest accommodation with a sense of separation from the main house.
- Allow the ability to care for relatives as they get older and may need support.
- A valuable asset with potential for short-term letting or Airbnb use in the future.
Design approach: The design adopts a studio-style layout to maximise the sense of space and light. Living, sleeping and working areas are subtly zoned rather than physically divided, allowing the layout to change as needs evolve. Large rooflights draw daylight deep into the space, while simple materials and clean detailing keep the space calm and uncluttered. Storage, services and insulation were carefully considered to ensure the annexe feels generous, comfortable and easy to maintain, without compromising the openness of the design.
Outcome: The completed loft conversion delivers a highly versatile annexe that feels both connected to and independent from the main house. It provides the family with long-term flexibility, enhances daily living, and significantly increases the property’s appeal and future value. By working within the existing envelope, the project achieves maximum impact with minimal footprint expansion.
