Contemporary roof-level loft conversion, Whitstable

This project involved the transformation of a distinctive, modern property in Whitstable through the creation of a high-quality roof-level loft conversion. Although technically delivered as a first floor extension, the design approach, spatial strategy and use of the roof zone via a large ‘dormer window’ allows it to sit naturally within a loft conversion context.

The existing building was a striking flat roof ‘box’ form, offering an ideal platform to explore vertical expansion without compromising the clean architectural lines of the original house.

Reimagining the roof space

The brief was to create a generous and private master suite, elevating the primary bedroom away from the main living spaces and making full use of the building’s roof level. By extending and reworking the upper storey, the project effectively converted the roof zone into a calm, contemporary retreat.

The new accommodation includes a spacious bedroom, dedicated dressing area and en-suite bathroom, all designed to feel light, open and refined.

Modern design with strong architectural clarity

The external appearance was carefully considered to ensure the new loft-style addition felt like a natural evolution of the existing building. The simple flat roof geometry, crisp detailing and restrained material palette reinforce the modern character of the property.

Large horizontal openings bring daylight deep into the master suite while maintaining privacy and a strong connection to the surrounding context. The result is a roof-level conversion that feels purposeful, balanced and architecturally resolved.

A loft conversion in everything but name

While not a traditional pitched-roof loft conversion, this project demonstrates how roof-level extensions and modern loft conversions often overlap in both intent and outcome. The design:

  • Utilises the existing roof zone to create new accommodation
  • Adds significant value through a dedicated master suite
  • Maintains the architectural integrity of the original building
  • Avoids unnecessary footprint expansion at ground level

For modern homes, particularly those with flat roofs, this approach offers an excellent alternative to conventional loft conversions.
