Loft Conversion | Kingsdown, Deal

Project Description: Loft conversion in Kingsdown, Deal, Kent

Total Gross Internal Area: Proposed 122.24m²

Planning Granted: Full Planning Permission obtained and Building Control sign-off.

Procurement Method: Fully managed by client by appointing individual subcontractors and purchasing high value materials direct from suppliers.

Construction Technique: Traditional conversion techniques insulating between and over roof timbers.

Blackrock Architecture Appointment: This loft conversion was delivered as a later phase to a recently completed new build property. From the outset, the intention was to fully maximise the available roof volume and create a substantial additional storey that matched the quality and ambition of the original house.

The project benefited from an unusually hands-on delivery approach, with the client taking on full management of the works. As an exceptionally skilled tradesman with meticulous attention to detail, the client led the construction process, appointing specialist subcontractors directly and sourcing premium materials from trusted suppliers.

A collaborative and detail-driven approach

Our role focused on developing a clear and robust design that could be efficiently delivered through a self-managed build route. This collaborative approach allowed for flexibility on site, careful sequencing of works and uncompromising attention to finish.

By purchasing high-value materials directly and selecting individual subcontractors for each trade, the client retained full control over quality, workmanship and detailing. No expense was spared, resulting in a loft conversion of exceptional standard.

Maximising space within the roof volume

The scale of the roof space allowed for a highly generous internal layout, transforming the loft into a fully functional upper floor rather than a secondary or ancillary space.

The loft conversion provides:

  • Four spacious double bedrooms
  • Two well-appointed en-suite bathrooms
  • A separate family bathroom
  • A large and comfortable landing space

The layout was carefully planned to ensure excellent circulation, privacy between bedrooms and a sense of openness throughout the floor.

Statement vaulted ceilings and stair core

One of the defining features of this loft conversion is the dramatic use of vaulted ceilings combined with extensive roof glazing. These elements flood the space with natural light and create a striking architectural statement at the heart of the home.

The landing and stair core were treated as key design moments rather than purely functional spaces. The combination of height, structure and glazing delivers a strong sense of arrival and visual connection between levels.

A benchmark loft conversion

This project demonstrates what can be achieved when design ambition, skilled workmanship and high-quality materials come together. The finished loft conversion feels fully integrated with the rest of the house, both architecturally and functionally, while offering a modern and refined living environment.

It stands as an example of how loft conversions within new build homes can be executed to the highest standard, creating substantial additional accommodation without compromise.
