Procurement Method: Fully managed by the client by appointing individual subcontractors and purchasing high-value materials directly from suppliers.
Construction Technique: Mass fill trench foundation with a suspended timber floor and a conventional cavity wall, the roof was replaced and finished with a warm flat roof to the dormer and insulated rafters finished in fibre cement slate to the front elevation.

Our practice was appointed by a repeat developer who we have worked closely with for nearly 20 years! The existing property was small and extremely dated, and structural repairs were also required, along with a complete garden overhaul. We created a tiered balcony to the rear in order to deal with the sloping garden and also cleared the front garden to create much needed off street parking. A bedroom was retained on the ground floor as a flexible room which could cater for guests and also double up as an Airbnb room / annexe for the family. A large open plan kitchen / living / dining space was then created overlooking the rear garden.
At first floor level a full width dormer window was provided to the rear of the property, resulting in the upper level being largely useable and not hampered by sloping ceilings. All bedrooms were provided with en-suite facilities and a Juliette balcony with stunning views to the rear, making this an all-round excellent, modest family home. Our client wanted an end result that was modern (not over modern) and still timeless, with a warm family home feeling ready for future owners to make it their own. We feel this was achieved with lightly coloured render, anthracite windows, a shaker style kitchen and a fibre cement slate roof. It was a pleasure working with our repeat clients once again and we look forward to the next project!
